Are you licensed?
The property managers here at Local Property Management are fully licensed and registered in the state of South Carolina. -
Can you put the money directly into my account?
We offer several deposit options for owner funds. Our preferred method is to ACH deposit the funds into your account. This method is the most expedient and allows for accurate accounting of all funds associated with the property. -
Do I get to see the lease or sign it?
There are similar aspects to every lease however, every lease is tailored to the property’s specific use and identity. We work with owners to craft a lease that is suitable to their wants and needs for the property. -
Do you sell real estate too?
We do not offer in-house sales professionals, but we do have references to a wide network of reputable realtors that will be glad to assist you in finding your dream home. -
How and when do I get my checks?
Rent payments are dispersed within 24hrs of the tenant payment and will post to your account within 3-5 business days. -
How is rent collection handled?
Tenants will have access to the Tenant portal in the navigation pane above. This portal will allow the tenant to submit their payment electronically. -
How long of a lease do you sign?
The minimum duration of a typical lease is 1yr(12mos), unless there are special circumstances that are agreed upon by the owner. -
How much security deposit do you charge the tenant?
Security deposits are equal to one month’s rent on the specified property. -
How soon can you start managing my property?
Management of your property begins as soon as the management agreement is signed by the owner. This happens after the initial consultation and agreement of terms of the agreement. -
What type of properties do you manage?

What type of reports do I get and how often?
We track your financials and send reports to you monthly through our secure, advanced and fully automated web-based accounting system. With our detailed financial reporting tools, it's never been easier to keep tabs on your investment. All reports and tracking are further available at all times through the Owner Portal – just login and experience the convenience of self service for review of all statements or download owner statements & income reports for your own records.Owner statements include:
- Rent collection and processing
- Payment of maintenance vendor bills
- Payment of monthly items at the request of owners
On an annual basis, you will also receive the following:
- Tax statements and 1099s
- Annual summary owner statement

Who holds the tenant security deposit?
Security deposits are held in our escrow account in order to comply with the state of South Carolina Real Estate Commission regulations.
